You just closed on a house in Friendswood, or your renewal came back higher than last year, and you want someone local to look at it. Here's the part most people miss: in Friendswood, the right policy depends on which side of Clear Creek your street is on before it depends on the carrier.

The U.S. Census Bureau estimates 41,319 Friendswood residents as of July 2025. We're Watson Insurance, an independent agency with our office here in town on Parkside Drive. For the deep local background, read our Friendswood insurance guide.

What does Watson Insurance insure in Friendswood?

The short answer: We quote homeowners, windstorm, flood, auto, renters, condo and landlord coverage for Friendswood addresses, and we build those policies to work together instead of selling each one on its own.

Home

Homeowners

Dwelling limits set to rebuild cost, plus liability. See our home insurance page.

Wind

TWIA or private wind

Often a separate policy on the Galveston County side of town, with its own deductible.

Flood

NFIP or private flood

Not covered by a standard homeowners policy. See our flood insurance page.

Auto

Car insurance

Commuters, teen drivers and multi-car households. See our auto insurance page.

Renters & condo

Belongings and liability

Your own policy, because the landlord's or association's policy doesn't cover your things.

Landlord

Rental homes

A landlord policy with loss of rent coverage for a house you rent out.

What happens at a policy review in our Friendswood office?

The short answer: You bring or email your declarations pages, and we check your county and wind setup, put every deductible in dollars, test your dwelling limit against rebuild cost and quote at identical limits.

Stop by 2 Parkside Drive, Suite 109, Monday through Friday, 9:00 AM to 5:30 PM, or work with us by phone and email. Bring:

  • Declarations pages for home, any separate wind policy, flood and auto.
  • Your roof's age and any windstorm certificate (WPI-8) from roof work.
  • Drivers and vehicles, including any teen with a permit.
Example (hypothetical, not a client story): A couple on the Galveston County side of Friendswood brings in a homeowners policy that excludes wind, a TWIA policy with a 2% wind deductible and no flood policy. At a $432,800 dwelling limit (the Texas Department of Insurance's preliminary 2025 statewide average for home coverage), that 2% is about $8,656 per wind or hail claim by our math. The review covers three choices: can they carry that deductible, does the limit match rebuild cost, and should flood start now, ahead of the 30-day wait?

Harris County or Galveston County: how does your side of Friendswood change the policy?

The short answer: On the Galveston County side, wind and hail are often split off into a TWIA or private wind policy with roof paperwork attached, while on the Harris County side wind usually stays on the homeowners policy and the Texas FAIR Plan, not TWIA, is the last resort.

The City of Friendswood's tax page says it plainly: "Friendswood is part of two counties, Galveston and Harris." The city's history page adds that Clear Creek divides the two.

The Texas Department of Insurance designates all of Galveston County for windstorm. In Harris County, its Harris County map page covers only areas east of State Highway 146 inside Seabrook, La Porte, Shoreacres, Pasadena or Morgan's Point. Friendswood's Harris County side falls outside.

  • Galveston County side. Many carriers exclude wind and hail. TWIA can step in once an authorized insurer has turned you down, if the property is certified to the windstorm building code (a TDI WPI-8 or WPI-8-E, or a TWIA WPI-8-C), with limited exceptions.
  • Harris County side. Wind usually stays on the homeowners policy, with no TWIA option. If private carriers decline, the Texas FAIR Plan is the last resort, after two declinations from authorized insurers.

Don't go by your tax bill: the city says Galveston County collects city taxes for both sides. Check your appraisal district instead. The city says the Harris County part is assessed by the Harris County appraisal district, HCAD; Galveston County addresses show up on the Galveston Central Appraisal District site. Or send us the address.

What matters most for Friendswood home insurance?

The short answer: Beyond the wind question above, two things: whether your dwelling limit matches today's rebuild cost, and how old your roof is, because roof age and windstorm paperwork shape which carriers can quote you.

Rebuild cost, not purchase price. TDI's homeowners guide says most companies require you to insure your house for at least 80% of its replacement cost, and some require 100%. Sale price includes the lot, so it's the wrong yardstick.

Roof age and paperwork. Friendswood incorporated in 1960, and the city says it is more than 70% developed. On the Galveston County side, TDI says most roof replacements need a windstorm inspection; repairs under 100 square feet that don't involve decking are exempt. Our Friendswood home insurance guide and older roof guide go deeper.

New to Friendswood? What should be on your insurance checklist?

The short answer: Before closing, confirm your county, settle the wind and flood questions and look up any windstorm certificates, then register your cars within 30 days, because flood has a waiting period and TWIA won't sell a policy while a hurricane is in the Gulf.

  • Confirm the county. It decides whether you need one property policy or two.
  • Look up windstorm certificates. TDI's windstorm program says buyers can check for previous WPI-8s online or at 800-248-6032, option 3.
  • Price flood with home. The city's flood insurance page reminds residents there's a 30-day waiting period before a new flood policy takes effect.
  • Don't wait on wind. TDI says TWIA won't sell a policy if there's a hurricane in the Gulf of Mexico.
  • Know your zone and film your stuff. The city's hurricane page puts ZIP code 77546 in Zip-Zone B on H-GAC's 2026 evacuation map and asks residents to keep a photo and video inventory.
  • Register your cars. The Texas DMV gives new residents 30 days to register and 90 days to get a Texas license. Galveston and Harris are both emissions counties, so pass that inspection first.

Do Friendswood homes need flood insurance?

The short answer: It's worth a quote at almost every Friendswood address, because standard homeowners and wind policies don't cover flood and the city floods from rain, four creeks and the bay.

The city's flood risk page names Clear, Chigger, Cowards and Mary's Creeks, says heavy rainstorms produce most of the flood damage, and notes that even an inland city gets storm surge from Galveston Bay. During Harvey, the National Weather Service's storm summary logged 56.00 inches of rain at Friendswood.

Friendswood is an active participant in FEMA's Community Rating System, the city says. It publishes no class, so we confirm the current one when we quote. Under FEMA's CRS discount guide, that discount applies to every NFIP policy in a participating community, including homes outside the high-risk zone.

Our Friendswood flood insurance guide covers which map applies to your side of town and NFIP versus private flood.

What should Friendswood drivers know about car insurance?

The short answer: Expect a commute a little longer than the Texas average, keep comprehensive for hail and high water, and keep the PIP and UM/UIM coverage Texas policies include unless you reject it in writing.

Friendswood sits about three miles west of I-45, the city says, and FM 518 crosses town on the corridor an H-GAC access management study traces from SH 288 in Pearland to SH 146 in Kemah. Workers here average a 28.6-minute commute (Census, 2020 to 2024), against 26.7 minutes for Texas.

TxDOT's 2025 cities and towns crash table (processed April 7, 2026) counts 478 crashes and 2 deaths inside Friendswood. By our math with Census estimates, that's about 12 crashes per 1,000 residents, below Galveston County's roughly 18.

Texas requires 30/60/25 liability, and TDI's auto guide says PIP and uninsured/underinsured motorist coverage are included unless you reject them in writing. We'd keep both. Comprehensive, which pays for fire, hail, theft, flood, flying gravel or hitting an animal, is optional under Texas law, though a lender or lease usually requires it. See our Friendswood car insurance guide for the rest, and our teen driver guide before a permit turns into a license.

Renting, owning a condo, renting out a house or running a business in Friendswood?

The short answer: Renters and condo owners need their own policies, a house you rent out needs a landlord policy, and a business needs its own coverage, because none of them fit on a standard homeowners policy.

Renters. TDI's renters insurance page is blunt: "Your landlord's insurance won't cover your personal items." It covers your belongings, even items stolen from your car, plus extra living costs and liability, for about $20 a month on average in Texas. It doesn't cover flood, so the city encourages renters to buy flood contents coverage. See our renters page.

Condo and townhome owners. TDI says condo insurance covers your belongings and your unit's interior. Ask us about loss assessment coverage in case the association bills owners for a shared deductible. See our condo page.

Landlords. Kept your old house as a rental? Tell us before the first tenant or any short-term guest. TDI's home-sharing page says landlord insurance is mainly for long-term leases and may not fit short-term rentals. See our landlord page.

Home businesses. TDI's renters page lists $2,500 as a common limit for business-use items, which won't go far for equipment or inventory. Ask us about business coverage, or see our business page.

How do we shop and bundle Friendswood insurance?

The short answer: We confirm your address and county, compare our carriers at identical limits and deductibles, and bundle home and auto only when the numbers say it helps.

Our public carrier lineup for home and auto coverage is Geico, Progressive, Liberty Mutual and Safeco, plus TWIA and private wind and NFIP and private flood. We re-confirm which carriers can write your specific policy before every quote, because appetite and appointments change. We are not appointed with every carrier in Texas.

Every quote uses identical limits, deductibles and endorsements, so a lower price isn't a thinner policy. TDI lists other policies with the same company as a possible discount, but on the Galveston County side wind may sit on a TWIA policy the bundle doesn't touch, so we price both ways. Our bundling guide covers the trade-offs.

When we re-shop coverage, clients save on average about $500 a year; your result will depend on your home, cars and record. Non-renewed? Our non-renewal guide covers next steps. Call (832) 703-1289 or email info@watsoninsure.com.

The bottom line

Insuring in Friendswood starts with one question: which side of Clear Creek? That shapes your wind coverage and roof paperwork. Add rebuild-cost limits, a flood quote and a car policy that keeps PIP and UM/UIM, and you're covered where it counts.
