You found a house in Dickinson, maybe an older place off FM 517, and the first homeowners quote came back with wind and hail crossed out. In Dickinson, that's normal, and fixable.
The U.S. Census Bureau's QuickFacts estimates 21,908 Dickinson residents as of July 2025, up from 20,847 in the 2020 census, on about 9.9 square miles of land. We're Watson Insurance, an independent agency up the road in Friendswood, and this page covers what we insure in Dickinson, what's different about insuring here and how we work. For the wider region, see our Houston Bay Area insurance guide.
What does Watson Insurance insure in Dickinson?
The short answer: We quote homeowners, windstorm, flood, auto, renters, condo and landlord coverage for Dickinson addresses, and we build those policies to fit together so there are no gaps between them.
TWIA or private wind
Often a separate policy in Dickinson, with its own percentage deductible.
Car insurance
I-45 commuters, teen drivers and multi-car households. See our auto insurance page.
Belongings and liability
Your own policy, because the landlord's or association's doesn't cover your things.
Rental homes
A landlord policy plus loss of rent coverage.
Is Dickinson in TWIA windstorm territory?
The short answer: Yes, every Dickinson address is in Galveston County, which sits entirely inside the designated catastrophe area, so many carriers leave out wind and hail and TWIA or a private wind policy fills the gap.
Unlike League City or Friendswood, Dickinson doesn't straddle a county line. It's all Galveston County, and TWIA's eligibility page lists Galveston among the 14 first-tier coastal counties in its designated area. TWIA's Q1 2026 Fact Book counts 86,697 TWIA policies in Galveston County alone.
TWIA is the last resort, not the first stop. You need a wind declination from at least one authorized insurer, and the home needs a certificate showing it meets the windstorm building code (a TDI WPI-8 or WPI-8-E, or a TWIA WPI-8-C), with limited exceptions.
- Roof work needs an inspection. The Texas Department of Insurance says most roof replacements, new construction and major repairs in the designated area need a windstorm inspection. Roof repairs under 100 square feet that don't involve decking are exempt.
- Missed it during the job? TDI says a Texas licensed professional engineer can inspect finished work for a WPI-8-E certificate, though that may cost more. Our Texas windstorm guide goes deeper.
What matters most for Dickinson home insurance?
The short answer: Know your wind deductible in dollars, set your dwelling limit from rebuild cost rather than the sale price, and be ready for questions about the roof and condition of an older house.
Your wind deductible, in dollars. Wind deductibles are usually a percentage of the dwelling limit. TDI's market overview puts the 2025 preliminary average homeowners coverage amount at $432,800; by our math, a 2% deductible on that is about $8,656 per claim. See our wind and hail deductible guide.
Rebuild cost, not purchase price. Dickinson's median owner-occupied home value is $278,000 (Census, 2020 to 2024). That number includes the lot, which never needs rebuilding. TDI's homeowners guide says most companies require you to insure your house for at least 80% of its replacement cost, and some require 100%.
Older homes get more questions. The City of Dickinson's comprehensive plan (2015 to 2030) lists aging housing stock among the city's challenges. Expect questions about roof age, plumbing, wiring and past repairs.

What does a Dickinson policy review look like?
The short answer: We start with the address, then check wind, roof paperwork, rebuild cost, flood and the cars, so every policy is sized right and nothing falls between them.
Say a couple is buying a 1970s brick ranch south of FM 517, near Dickinson Bayou, and the first quote excludes wind and hail. Here's how we'd work through it:
- Wind. We'd get that carrier's wind declination in writing, then price TWIA alongside any private wind option for the same house.
- Roof paperwork. The seller re-roofed a few years ago. We'd search TDI's windstorm records, or call TDI's Windstorm Inspections Program at 800-248-6032, option 3, for a WPI-8. If there isn't one, the usual route is an inspection by a Texas licensed professional engineer, who sends the results to TDI for a WPI-8-E. Sort it out before closing.
- Rebuild cost. The dwelling limit comes from a rebuild estimate, not the contract price. If it lands at $300,000, a 2% wind deductible is $6,000 by our math, and the couple should know that number before choosing it.
- Flood. We'd quote flood even if the lender doesn't require it. FEMA waives the 30-day NFIP wait for a policy first bought with a new loan; added later, it generally takes 30 days to start.
- Cars. We'd update the garaging address and price home and auto together and apart.
Do Dickinson homes need flood insurance?
The short answer: It's worth a quote on nearly every Dickinson home, because flood is never part of a homeowners or wind policy and Harvey flooded hundreds to thousands of homes and businesses in Dickinson and its neighbors in 2017.
The National Weather Service's Storm Data report for August 2017 says Harvey's flood waters "completely inundated hundreds to thousands of homes and businesses in League City, Dickinson and Santa Fe," with major flooding along Dickinson Bayou "from Cemetery Road to east of Highway 3 along FM 517."
Neither a homeowners policy nor TWIA covers rising water. NFIP flood policies for a home cover up to $250,000 for the building and $100,000 for contents, and private flood policies may offer higher limits.
Our flood page compares NFIP and private flood; our guide to flood insurance outside a high-risk zone explains why a moderate-risk map label isn't a reason to skip it.
What should Dickinson drivers know about car insurance?
The short answer: Dickinson's main roads are I-45, SH 3 and FM 517, the city's crash count is high for its size, and the PIP and UM/UIM coverage Texas includes on every policy are worth keeping.
The city's comprehensive plan names I-45 and SH 3 as Dickinson's north-south routes and FM 517 as the main east-west road. Dickinson workers average a 28.7-minute commute (Census, 2020 to 2024), against 26.7 minutes for Texas.
TxDOT's 2025 crash tables count 531 crashes and one death inside Dickinson city limits. By our math with Census estimates, that's about 24 crashes per 1,000 residents, against roughly 18 for Galveston County as a whole. TxDOT's FM 517 project page notes that the stretch from FM 646 to I-45 had the most congestion and the highest crash rating in the FM 517 and SH 3 access management plan the Houston-Galveston Area Council started in 2013.
Texas requires 30/60/25 liability, and TDI's auto guide says PIP and uninsured/underinsured motorist coverage are included unless you reject them in writing. We'd keep both. Comprehensive pays for fire, hail, theft, flood, flying gravel or hitting an animal. Our Galveston County car insurance guide covers the rest.
Renting, owning a condo or renting out a house in Dickinson?
The short answer: Renters and condo owners need their own policies for belongings and liability, and a house you rent out needs a landlord policy, not the homeowners policy you had when you lived there.
Renters. Census puts Dickinson's owner-occupancy rate at 71.8% (2020 to 2024), so by our math a little over one in four occupied homes is rented. TDI's renters insurance page is plain about it: "Your landlord's insurance won't cover your personal items." TDI puts the average Texas renters policy at about $20 a month. It doesn't cover flood. See our renters page.
Condo and townhome owners. TDI says condo insurance covers your belongings and your unit's interior. Ask us about loss assessment coverage for a shared association deductible. TWIA's limit for apartment, condo or townhouse contents is $374,000, and TDI Order No. 2026-10103 (September 8, 2026) keeps it there for 2027. See our condo page.
Landlords. Renting out a Dickinson house? Call us before the first tenant or any short-term listing: TDI's home-sharing page warns most homeowners insurance won't cover rental damage, or limits it, and probably won't cover injuries. See our landlord page.
How do we serve Dickinson from Friendswood?
The short answer: By phone, email or at our Friendswood office: we confirm your address and wind setup, compare our carriers at identical limits and deductibles, and bundle home and auto only when the numbers say it helps.
Our public carrier lineup for home and auto coverage is Geico, Progressive, Liberty Mutual and Safeco, plus TWIA and private wind and NFIP and private flood. We re-confirm which carriers can write your specific policy before every quote, because appetite and appointments change. We are not appointed with every carrier in Texas.
In Dickinson, wind often sits on a TWIA policy a bundle doesn't touch, so we price it both ways. Our bundling guide covers the trade-offs. When we re-shop coverage, clients save on average about $500 a year; your result will depend on your home, cars and record.
Our office is at 2 Parkside Drive, Suite 109, Friendswood, open Monday through Friday, 9:00 AM to 5:30 PM. You don't need to visit: email your declarations pages to info@watsoninsure.com or call (832) 703-1289.
What should Dickinson homeowners ask at renewal?
The short answer: Ask what your wind deductible is in dollars, whether your dwelling limit still matches rebuild cost, whether your roof paperwork is on file, and whether flood and your car coverage still fit.
- What is my wind deductible in dollars, and which policy is it on?
- Does my dwelling limit still match rebuild cost and the carrier's 80% or 100% rule?
- Does my roof settle at replacement cost or actual cash value?
- Is a WPI-8 on file for any roof work since last year?
- Is flood in place, and are PIP and UM/UIM still on the car policy?
Got a non-renewal notice instead? Texas Insurance Code §551.105 requires insurers to give you that notice at least 60 days before your policy expires. See our non-renewal guide and complete Texas home insurance guide.
The bottom line
Insuring a Dickinson home usually means three policies: homeowners, wind and flood. Put the wind deductible in dollars, keep the roof paperwork on file, set the dwelling limit from rebuild cost and quote flood early.
