You just got the keys to a Pearland house, or your renewal finally made you look. Either way, the quotes can read like they were written for different houses. One includes wind, one leaves it out, and one asks which county you're in.

That's normal here. Pearland is one city spread across three counties, built on clay, drained by Clear Creek and its tributaries, and wired to Houston by SH 288. We're Watson Insurance, an independent agency next door in Friendswood, and this page is our plain-English map of insuring a Pearland household. For the town next door, see our Friendswood insurance guide.

Which county is your Pearland home in, and why does it matter?

The short answer: Pearland reaches into Brazoria, Harris and Fort Bend counties, and only the Brazoria County side is in the Texas Department of Insurance's designated catastrophe area, so your county can change how wind is written on your home.

The City of Pearland's floodplain management page lists effective FEMA flood maps from all three counties. The Texas Department of Insurance names Brazoria as one of the 14 first-tier coastal counties where TWIA, the state's wind insurer of last resort, can write. Harris County only qualifies east of SH 146 inside five named cities, so Pearland's Harris County side is outside it, and Fort Bend isn't designated at all.

CountyIn TDI's designated wind area? What it usually means for you
BrazoriaYesA carrier may leave wind and hail off the home policy, with TWIA or private wind filling the gap. Re-roofs need a TDI windstorm inspection.
HarrisNoWind and hail usually stay on the homeowners policy. Vehicle registration runs through the Harris County tax office.
Fort BendNoWind and hail usually stay on the homeowners policy. Vehicle registration runs through the Fort Bend County tax office.

To check yours:

  • Look at your property tax statement. The county tax assessor-collector sends the bill, so the county is printed on it.
  • Or search your appraisal district record. Each county's appraisal district sets values and lists every parcel by address.
  • Don't rely on the mailing address. Some homes with a Pearland address sit outside city limits in unincorporated Brazoria County, which changes floodplain rules and the city's flood discount.

What matters most for a Pearland homeowners policy?

The short answer: Three things: how wind is handled for your county, what the policy says about foundations on Pearland's shrink-swell clay, and how your roof will be paid after hail or a storm like Beryl.

The wind line. On the Brazoria side, wind may sit on a separate policy with a percentage deductible. TDI's market overview puts the 2025 preliminary average dwelling limit at $432,800. At that limit, a 2% deductible is $8,656 per claim, by our math. Know that number before a storm.

The ground moves. Pearland homes sit on clay that swells when wet and shrinks when dry. TDI's homeowners guide (updated June 1, 2026) lists earth movement among the things most policies don't cover, and lists damage to foundations or slabs as optional extra coverage. Not every carrier offers it, so we ask before we quote.

The roof. The National Weather Service measured a 70 mph gust at Pearland on July 8, 2024, during Beryl. Replacement cost or actual cash value on the roof decides how much of a claim check you keep. Our Pearland home insurance guide covers all three in depth, and our home insurance page explains how a quote with us works.

Do Pearland homes need flood insurance?

The short answer: Homeowners policies exclude flood, Pearland has flooded well outside its mapped zones, and NFIP policies inside city limits get a 20% discount, so a separate flood policy is worth pricing for almost every address.

The National Weather Service recorded 39.66 inches of Harvey rain 4 miles east-northeast of Pearland, and 56 inches in neighboring Friendswood, the highest total on its Houston/Galveston list. In May 2023, voters passed Proposition A, which the city's engineering department lists at $105.5 million for drainage inside the city, part of a bond program with 14 drainage projects. It helps over time, but it doesn't replace a policy.

Pearland holds a Community Rating System Class 6 rating, and under FEMA's current CRS guide that means 20% off every NFIP policy inside city limits, Zone X included. Most new NFIP policies wait 30 days to start. Our Pearland flood insurance guide has the city's claims data, and our flood insurance page explains NFIP and private flood.

What should Pearland drivers know about car insurance?

The short answer: Pearland's average commute is longer than the Texas average, the three counties around them have very different crash rates, and only comprehensive pays when a car floods, gets hailed on or takes a falling limb.

The Census Bureau's QuickFacts puts Pearland's average commute at 32.7 minutes (2020 to 2024), against 26.7 statewide, and SH 288 is the main route north. Report your real mileage, especially if you work from home some days.

For the roads, we divided TxDOT's 2025 crash counts by Census population. That works out to about 13.6 crashes per 1,000 residents in Brazoria County, 13.1 in Fort Bend and 21.3 in Harris. Each carrier still prices your garaging address with its own territory map, so the county matters less for your car.

PIP and UM/UIM stay on a Texas policy unless someone rejects them in writing, and we'd keep both. Our Pearland car insurance guide covers the SH 288 corridor, local crash spots and new-resident deadlines, and our auto insurance page shows how we quote.

Just bought a home in Pearland? Your first-month insurance checklist

The short answer: Before closing, check the home's claims history and roof, set the dwelling limit to rebuild cost, line up wind and flood for the address, and keep your old policies running until the new ones start.

Pearland has grown fast. The Census Bureau estimates 129,930 residents as of July 2025, up from 125,828 at the 2020 census. TDI's home buyer questions (December 2025) are a good place to start. Here is our version for Pearland:

  • Ask for the CLUE report. TDI says it shows claims filed on a property over recent years. A past roof or water claim can follow the house.
  • Ask about the roof and past flooding. Both are on TDI's list, and both shape your price and options.
  • Insure the rebuild, not the sale price. TDI's shopping guide says to consider what it would cost to rebuild. Market value includes the land.
  • Settle the county before the quote. On the Brazoria side, ask early whether wind is included or needs its own policy.
  • Start flood early. With a 30-day wait on most new NFIP policies, pricing flood at contract, not at closing, gives you more choices.
  • Don't cancel anything early. TDI's shopping guide says not to cancel a current policy until the new one is in place. The same goes for your car.

Renting, renting out or owning a condo in Pearland?

The short answer: Renters need their own policy because the landlord's won't cover their things, landlords need a policy built for a rental, and condo owners insure what the association's policy doesn't.

Pearland is mostly owner-occupied (76.2% of occupied homes, per Census QuickFacts for 2020 to 2024), but that still leaves roughly one household in four renting. TDI's renters insurance tips (updated December 2025) are blunt: "Your landlord's insurance won't cover your personal items." TDI puts the average Texas renters policy at about $20 a month, covering belongings, extra living costs and liability. See our renters insurance page.

Renting out a house you used to live in? TDI's home-sharing tips say most homeowners insurance won't cover damage to a rental property, or limits what it pays. Landlord insurance is built for long-term leases. Our landlord insurance page covers loss of rent and liability, and condo owners can start at our condo insurance page.

Does bundling home and auto make sense in Pearland?

The short answer: Often, but price it both ways, because on the Brazoria side a separate wind policy may sit outside the bundle and the discount touches less of your total.

TDI's homeowners guide lists "other policies with the same insurance company" among the discounts insurers offer. Where wind stays on the home policy (usually the Harris and Fort Bend sides), a bundle covers more of what you pay. A TWIA or private wind policy on the Brazoria side isn't part of the package.

So we quote it bundled and unbundled at identical limits and show you both numbers. When we re-shop coverage for clients, they save on average about $500 a year, though your result depends on your home, cars and record. Our guide to bundling home and auto in Texas walks through when it pays and when it doesn't.

How do we shop Pearland insurance from next door in Friendswood?

The short answer: We're an independent agency on Parkside Drive in Friendswood, a short drive east on FM 518, and we compare our carriers at identical coverage for your Pearland address by phone, email or in person.

Our public carrier lineup for home and auto coverage is Geico, Progressive, Liberty Mutual and Safeco, plus TWIA and private wind and NFIP and private flood markets. We re-confirm which carriers can write your specific policy before every quote, because appetite and appointments change. We are not appointed with every carrier in Texas; if a market we can't access would clearly serve you better, we'll tell you.

Working with us from Pearland is simple. Call (832) 703-1289, email info@watsoninsure.com or start a quote online. The office is at 2 Parkside Drive, Suite 109, Friendswood, open Monday to Friday, 9:00 to 5:30. Send your declarations pages and we'll ask the renewal questions that matter here:

  • Which county is the house in, and is wind on this policy or a separate one?
  • What is my wind and hail deductible in dollars?
  • Is my roof paid at replacement cost or actual cash value?
  • Is there any foundation or slab coverage, and what are its limits?
  • Does my dwelling limit still match today's rebuild cost?

The bottom line

Insuring in Pearland starts with your address. The county decides how wind is written, the clay decides which foundation questions to ask, and the drainage map decides how seriously to take flood. None of that shows up in a quick online price.

Send us your Pearland address and your current declarations pages. We'll compare home, auto and flood across our carriers at identical coverage. Call (832) 703-1289 or get a free quote. Sources: TDI homeowners guide, NWS Houston/Galveston Beryl summary, U.S. Census QuickFacts.
