You found a few acres in Alvin, or your renewal just jumped. Either way, your policy was probably written for a suburban lot: one house, one garage. In Alvin, that's often not what you own.

The U.S. Census Bureau's QuickFacts estimates 30,115 Alvin residents as of July 2025, up from 27,098 at the 2020 census. We're Watson Insurance, an independent agency a short drive northeast in Friendswood. Here's what's different about insuring in Alvin. For the wider region, see our Houston Bay Area insurance guide.

What does Watson Insurance insure in Alvin?

The short answer: We quote homeowners, windstorm, flood, auto, renters, condo and landlord coverage for Alvin addresses, and we look at the whole property, including shops, barns and fences, not just the house.

Home

Homeowners

Dwelling limits set to rebuild cost, plus liability. See our home insurance page.

Wind

TWIA or private wind

All of Brazoria County is TWIA territory, so wind may be its own policy with its own deductible.

Flood

NFIP or private flood

Never part of a homeowners policy. See our flood insurance page.

Auto

Car insurance

Commuters, farm-road driving and teen drivers. See our auto insurance page.

Renters & condo

Belongings and liability

Your own policy, because the landlord's doesn't cover your things.

Landlord

Rental homes

A landlord policy plus loss of rent coverage.

Working farm or ranch, livestock or a business in the shop? Ask us first: those can need a different policy, and we'll tell you plainly whether we can place it.

Is Alvin in TWIA windstorm territory?

The short answer: Yes: Alvin sits in northern Brazoria County, and all of Brazoria County is one of the 14 coastal counties where TWIA, the state's wind insurer of last resort, can write.

The City of Alvin places itself in northern Brazoria County, and TWIA's overview lists Brazoria among its 14 first-tier coastal counties. Unlike Pearland or League City, there's no county line to check: the whole city is inside.

  • Wind may be split off. Some private carriers leave wind and hail off the homeowners policy. TWIA can step in after at least one authorized insurer has declined you, and its policies cover wind and hail only.
  • The house needs paperwork. TWIA requires a certificate of compliance (WPI-8, WPI-8-E or WPI-8-C) on structures built, altered, repaired or added onto on or after January 1, 1988. On an older home, one uninspected re-roof can be a problem.
  • Re-roofs need an inspection. TDI says most roof replacements here need a windstorm inspection; repairs under 100 square feet without decking are exempt.

Brazoria County has seen hurricane-force gusts recently: the highest gust in the National Weather Service's Beryl summary was 97 mph, near SH 36 at the Brazos River in Brazoria County, in July 2024. Our Texas windstorm guide covers TWIA, WPI-8s and private wind in depth.

What matters most for an Alvin homeowners policy?

The short answer: Know your wind deductible in dollars, insure the house for what it costs to rebuild, and find out whether your roof is paid at replacement cost or actual cash value, especially on an older home.

Your wind deductible, in dollars. It's usually a percentage of the dwelling limit. TDI's market overview puts the 2025 preliminary average Texas dwelling limit at $432,800; by our math, a 2% deductible at that limit is $8,656 per claim.

Rebuild cost, not market value. TDI's homeowners guide says most companies require you to insure your house for at least 80% of its replacement cost, and some require 100%. Alvin's median owner-occupied home value is $228,700 (Census, 2020 to 2024), but market value includes land, a big share of the price on acreage.

Older roofs. An older roof may be paid at actual cash value, minus wear and tear. Ask before a hailstorm. Our roof replacement and ACV guide explains the difference, and our Texas home insurance guide covers the rest of the policy.

Own acreage with a shop, barn or long fence line? How are other structures covered?

The short answer: Most homeowners policies cover detached structures at 10% of the house's insured value, which can run out fast on a property with a shop, a barn and a long fence, so add up what you'd need to rebuild and raise the limit if it falls short.

Alvin started as cattle country: the city's history says ranching brought settlers in 1845. TDI's guide to covered structures (updated December 2025) defines other structures as those not attached to your house, from a detached garage or shed to barns and chicken coops. Three points:

  • The limit is usually 10% of the house's insured value, and your deductible still applies. Policies often let you raise the limit for added premium, so ask.
  • Fences are usually paid at actual cash value, so an older fence pays out less than a new one costs.
  • Business use changes things. TDI says to ask whether a structure you run a business from needs extra coverage.
Example (hypothetical, not a client). A family near Alvin insures their house for $300,000. At TDI's 10%, that's $30,000 for every other structure combined, and they have a metal shop, a small barn and a long fence. If a storm took the shop and fence, $30,000 might not rebuild both. At review, we'd list each structure, estimate its rebuild cost and price a higher limit. On a 2% wind deductible, their share is $6,000 per wind claim, by our math.

Tractors, livestock and farm income are a different conversation, so ask us before assuming a homeowners policy covers them.

Just bought or moved to Alvin? What should be on your insurance checklist?

The short answer: Before closing, look up windstorm certificates, list every structure, and line up wind and flood early, because flood has a waiting period and TWIA won't sell while a hurricane is in the Gulf.

  • Look up windstorm certificates. TDI's windstorm program says buyers can check for previous WPI-8s through its online search or at 800-248-6032, option 3.
  • Count the structures. Shop, barn, carport, fence, guest house.
  • Check city limits. An Alvin mailing address isn't always the City of Alvin, which changes who handles floodplain permits.
  • Start flood early. The city's flood notice says a new policy has a 30-day waiting period.
  • Don't wait on wind. TDI says TWIA won't sell a policy if there's a hurricane in the Gulf of Mexico.
  • Move your cars, too. Update the garaging address.

Do Alvin homes need flood insurance?

The short answer: It's worth a quote for nearly every Alvin address, because homeowners and TWIA policies don't cover flood, and Alvin holds a national rainfall record.

The National Weather Service says an unofficial but reliable gauge just north of Alvin caught 43 inches of rain in 24 hours during Tropical Storm Claudette in July 1979, which NWS still lists as the continental U.S. record. The City of Alvin's flood awareness notice is direct: "Your homeowner's insurance policy will not cover losses due to flooding." You don't have to live in the floodplain to buy NFIP coverage.

The notice (the city's 2016 flood awareness update) names Mustang and Chocolate bayous among local drainage-ways and says the city, Brazoria County, Brazoria County Conservation and Reclamation District #3 and Brazoria County Drainage Districts #4 and #5 maintain the drainage-ways in Alvin. Drainage helps, but it doesn't replace a policy. Ask us whether a Community Rating System discount applies to your address; we check FEMA's current list when we quote.

Our guide to flood insurance outside a high-risk zone covers the Zone X question, and our flood insurance page explains NFIP and private flood.

What should Alvin drivers know about car insurance?

The short answer: Alvin's commute runs longer than the Texas average, city crash counts are high for its size, and comprehensive, not collision, pays when you hit an animal.

Alvin workers average a 29.4-minute commute (Census, 2020 to 2024), against 26.7 minutes for Texas. TxDOT's 2025 city crash table counts 627 crashes and 4 deaths inside Alvin's limits. By our math, that's about 21 per 1,000 residents, against 13.6 for Brazoria County, though city counts include through traffic.

TxDOT is studying a proposed SH 35 tollway from Houston's Bellfort Avenue to FM 528 in Alvin (about 18.5 miles) to improve safety, connectivity and congestion, and in 2023 presented a plan for widening FM 528 to a four-lane divided road between Gordon Street and the SH 35 bypass.

Texas requires 30/60/25 liability, and TDI's auto guide says PIP and uninsured/underinsured motorist coverage are included unless you reject them in writing. We'd keep both. Comprehensive pays for fire, hail, theft, flood, flying gravel or hitting an animal. Our Texas auto insurance guide has the rest.

Renting, owning a condo or renting out a house in Alvin?

The short answer: Renters and condo owners need their own policies for belongings and liability, and a house you rent out needs a landlord policy, not the homeowners policy you had when you lived there.

Renters. The Census puts Alvin's owner-occupancy at 60.9% (2020 to 2024), against 76.2% in Pearland and 74.7% in League City, so close to four Alvin households in ten rent. TDI's renters insurance tips are blunt: "Your landlord's insurance won't cover your personal items." TDI puts the average Texas policy at about $20 a month. It doesn't cover flood. See our renters page.

Landlords. TDI's home-sharing tips say most homeowners insurance won't cover damage to a rental property, or limits what it pays. Tell us before a tenant moves in. See our landlord and condo pages.

How do we shop Alvin insurance from Friendswood?

The short answer: We look at the whole property, compare our carriers at identical limits and deductibles, price wind and flood alongside the home, and bundle home and auto only when the numbers say it helps.

Our public carrier lineup for home and auto coverage is Geico, Progressive, Liberty Mutual and Safeco, plus TWIA and private wind and NFIP and private flood. We re-confirm which carriers can write your specific policy before every quote, because appetite and appointments change. We are not appointed with every carrier in Texas.

Same limits and deductibles on every quote, so a lower price isn't a thinner policy. A TWIA wind policy sits outside any bundle, so we price it both ways. Our bundling guide covers the trade-offs. When we re-shop coverage, clients save on average about $500 a year; your result will depend on your home, cars and record.

At renewal, we'd ask:

  • What is my wind deductible in dollars, and which policy is it on?
  • Does my other-structures limit cover the shop, barn and fence?
  • Is my roof paid at replacement cost or actual cash value?
  • Is a WPI-8 on file for every roof job since 1988?

Our office is at 2 Parkside Drive, Suite 109, Friendswood, open Monday through Friday, 9:00 AM to 5:30 PM. Or email your declarations pages to info@watsoninsure.com or call (832) 703-1289. Got a non-renewal? See our non-renewal guide.
